"I have owned apartment buildings, created condominiums, built homes from the ground up, and I recently created a 5-lot subdivision on one of Maine’s pristine lakes. These projects have taught me to be organized, to pay attention to the details, and to tackle whatever task I am facing with a calm demeanor and a ‘can do‘ attitude."

Caitlin's Real Estate Journey

When asked about what inspired her to become a real estate agent, Caitlin reflected on the pivotal experience that started it all:

"My first real estate investment was an apartment building that my boyfriend and I purchased from our landlord. This was a significant moment because it marked the beginning of my hands-on learning in real estate. It taught me the value of taking calculated risks and how much potential properties can have when you invest time and effort into them.

We dove right in with renovations. We upgraded kitchens and bathrooms, replaced windows, and removed the old linoleum to install beautiful wood floors. Each improvement added significant value and transformed the property into a more modern and inviting space. We divided the double lot for a future project and sold off the units after doing a condominium conversion.

I considered getting my real estate license then, but it was years and several projects later that I finally found the time to pursue it. It has now been almost four years since I became a licensed real estate agent. I love to see clients through the real estate process, whether it's a home, a new build, or an investment property."

A Standout Success Story

Caitlin has built lasting relationships with her clients, and one experience stands out as particularly meaningful:

"I received a referral from someone I connected with during a phone conversation shortly after I was licensed. I met with the sellers, who were interviewing agents to list their lake house that they had for over 50 years. They decided to work with me, and we got right to work. They were dream clients. When I gave them suggestions, they took action right away. They were always quick to respond and were decisive and reasonable at every turn.


We had a couple of hiccups when the appraisal came in low, but I kept them informed every step of the way. I was able to get the appraiser to review and make some adjustments, which increased the loan amount on the buy side. We managed to get the deal to close at a price that exceeded their goal.


I felt the trust my clients had in me, and I think they really felt my commitment to them as well. They live in Massachusetts, but we still keep in touch. We have managed to get together usually around the holidays. My goal is always to have a professional working relationship, but this one just naturally turned into a sweet friendship because of the trust and rapport we built throughout the process. Their warmth and appreciation made it stand out as a truly special connection."

What Sets Caitlin Apart?

"I'd say I'm a good listener and I'm patient. I am interested to hear all of the details; whether that is a seller giving me the history of their property, the little things that make it special, or even the zoning and covenants that tell me what potential or constraints it could have.


The same goes for buyers—I'm going to ask a lot of questions and take notes. I keep a log of all conversations pertaining to a deal, and that has proven to be a beneficial habit. With real estate, there can be a lot of moving parts, so it's critical to pay attention to details and keep track of everything."

Her meticulous record-keeping and focus on details ensure that every transaction is handled with precision, care, and expertise.

"It has always had a small-town charm. You get to know your neighbors here, and it feels so friendly. The parks and the public trails are amazing! From my home, I can walk to work, the gym, and I can pretty much get everything I need.
There are bakeries, breweries, galleries, and grocery stores in most of its fabulous neighborhoods. That is more than convenient—it's a lifestyle.


To top it off, we have the ocean and the Casco Bay islands, so it's no wonder we are a popular destination for visitors and people looking to move here. The secret is out on Portland, and I know when I am helping sellers and buyers in this area, they recognize how special this place is too."
