Agent Spotlight: Meet Grace O’Brien
At Gardner Real Estate Group, we take pride in highlighting agents who bring expertise, dedication, and a client-first approach to every transaction. This month, we’re excited to spotlight Grace O’Brien, a knowledgeable broker with a hospitality background who’s helped hundreds of buyers and sellers navigate the Maine market with confidence.
From Hospitality to Real Estate: A Natural Transition
Before beginning her real estate career in 2018, Grace spent over 20 years in the hospitality industry, holding leadership roles, including District Manager, overseeing all Maine Panera Bread locations. Her ability to connect with people, manage complex operations, and guide teams seamlessly translated into real estate.
“A friend recommended I work on getting my license, and the rest is history!”
Since then, Grace has helped hundreds of families and individuals buy and sell homes, condos, and land across Maine, making her an invaluable resource for clients at all stages of homeownership.
The Best Part of the Job: Adding Value to Every Client Experience
Grace finds the greatest fulfillment in helping clients feel confident and empowered throughout the buying or selling process.
"I love being able to add value to my client’s home buying experience. Whether it’s through helping them find the right place, helping them write a winning offer or an offer they feel good about, getting great returns on listings, and facilitating smooth transactions. It is so nice to hear that clients had a great experience working with me, and it's even better when they refer friends or family!"
A Memorable Success Story: Guiding Friends Through a Big Move
One of Grace’s most meaningful transactions involved helping close friends sell a home they had loved for years while securing a new home that suited their growing needs, all during the uncertainty of the pandemic.
"I helped some close, personal friends of mine sell their home that I had stayed in and I knew how much they loved and helped them buy their next place that they now love even more! Everything happened in a row, so making sure everything was lined up as we approached close was very important. It was also during the pandemic, so it was already a different kind of ball game. They were nervous about leaving a familiar place that they had loved for so long, but they needed more space and had to make the move. It was emotional, but they listened to my advice and were patient, and we were able to make it happen for them!"
Grace’s Advice for Buyers and Sellers
Navigating today’s market can be challenging, and Grace stresses the importance of trusting your real estate professional while staying flexible throughout the process.
"Make sure you are working with someone who you trust, and if you do trust them, listen to their suggestions and guidance. Of course, the client is always the decider, but as a real estate professional, looking at market trends daily and taking all the courses to stay current, it is our responsibility to be able to help you navigate the process. One thing to always remember is that each and every property is different. No two transactions will be the same, ever!"
What Sets Grace Apart? A Realistic & Honest Approach
Grace prides herself on being honest, patient, and direct, ensuring that her clients feel supported rather than pressured.
"I have been told that I am not a ‘salesy’ agent. I don’t push people into properties or get frustrated when they don’t go for something even if I think it’s the right one. I tell people all the time, ‘I’m not the one who has to live here, you do!’ I try my best to work with the information given to me by my clients for their vision and try to help them achieve their goals within their parameters. Sometimes you have to be told something in a blunt way, but that isn’t being pushy—it’s being realistic and honest."
When helping sellers price their home, she ensures they have a clear understanding of market trends rather than relying on emotional attachment.
"If I’m trying to help someone price a home to sell, I always show my work and explain the process of pricing because, more often than not, sellers overvalue due to a number of factors."
Real Estate Myths: More Than Just “Opening Doors”
One of the biggest misconceptions about real estate is the idea that agents simply open doors and push paperwork. Grace explains that real estate professionals wear many hats, often taking on roles beyond the transaction itself.
"We are not just door openers. We are not just paper pushers. We are trained, educated, hard-working people who wear more hats during the workday than any other profession I know! We are the voice of reason in some cases, we are the Debbie-downer in some cases, we are the therapist, we are the sounding board, we are the educator, the navigator—so many things depending on the specific situation! I do hate to be the bearer of bad news with my clients, but sometimes you have to put aside feelings and give the information no matter how hard it might be for them to hear it."
Why Grace Loves Greater Portland
Portland isn’t just where Grace works, it’s home.
"It has always had a small-town charm. You get to know your neighbors here, and it feels so friendly. The parks and the public trails are amazing! From my home, I can walk to work, the gym, and I can pretty much get everything I need. There are bakeries, breweries, galleries, and grocery stores in most of its fabulous neighborhoods. That is more than convenient—it's a lifestyle."
Beyond Real Estate: Creativity, Travel, and Home Design
When she’s not working with clients, Grace enjoys tapping into her creative side. Whether it’s painting, reading, knitting, or needlepoint, she finds joy in hands-on craftsmanship—skills that reflect her patient, detail-oriented approach to real estate.
"I love traveling and spending time with my family and friends. There’s something about exploring new places and experiencing different cultures that always brings fresh perspective and inspiration."
Her passion for design also extends to home trends that make a space both functional and inviting. She has a deep appreciation for:
- Doorless showers with sleek, sloped floors – A modern and minimalist touch that enhances both aesthetics and accessibility.
- Green tilework in bathrooms – A timeless, natural look that brings warmth and personality to a space.
- Sitting areas in kitchens – Creating comfortable spots where guests can gather, making the kitchen more than just a place to cook.
- Screened-in outdoor spaces – The perfect way to enjoy Maine’s fresh air while staying cozy year-round.
Her eye for practical yet beautiful home features helps her guide clients toward properties that don’t just check the boxes, but truly feel like home.
